The owner has no obligation to renegotiate but if you see that $1000/month is a temporary situation perhaps they'll consider accepting $1000/month for three or four months while your husband finds steady employment.? If you aren't employed, you may also wish to find employment.?? If neither of those works, perhaps it is time to move and lose your down payment.? So sorry.

Real Estate Investing: Why Cash Flow Is King | Zillow Blog

Royal Gold CrownAs real estate values rise nationwide and many properties listed for sale are being fought over by investors and home buyers, it seems that, once again, investment property buyers are paying outrageous prices for properties. Anyone recall this phenomenon in 2004, 2005 and 2006?

An ?outrageous price? is one that is way too high considering the cash flows the rental property can generate. These negative cash flow properties are rarely profitable investments, compared with other investment options a buyer could have chosen.

Experienced real estate investors only buy properties that are cash-flow positive ??based on conservative estimates ??and skip those pesky negative cash flow deals. Note that those negative cash flow properties are typically the fancy prize properties in town; you know, the location, location, location properties.

Penciling out a deal

The main reason investors keep paying these high prices is because 95 percent of them acquire properties without doing any financial analysis to determine whether the property will actually produce decent investment returns. Instead, they hope that a property will go up in value, they?ll sell it and make a bundle. Unfortunately, that scenario rarely happens.

As an example, let?s say an investor buys a $125,000 house by investing cash equity of $40,000 (25 percent down payment plus closing costs and rehabilitation costs) that generates rental income of $1,200 per month. The mortgage plus other operating expenses total $1,015 per month. So the rent less all the expenses leaves $185 of positive monthly income, or $2,220 per year. If we divide this $2,220 annual cash flow by the $40,000 initial cash investment, ?it calculates to a cash-on-cash return of 5.55 percent ??a pretty fair deal on a decent real estate investment.

Additional perks

Only about half of the properties in a general marketplace would generate positive cash flows and a decent, actual return such as 5.55 percent. In actuality, real estate investing is much more complicated than just penciling out your cash-on-cash return, but that analysis is a good start.

And with that nice positive cash flow, you also will get some extra return yield as a result of the amortization of your mortgage. Plus you probably will get some tax benefits and possibly some appreciation in value too.

Cash flow is king, and if you buy positive cash flow properties, you will feel like royalty each month as your bank account balance builds up and you earn wealth over the years!

Friends of Syria state agree to provide urgent rebel aid

DOHA (Reuters) - Western and Arab countries opposed to President Bashar al-Assad agreed at talks in Qatar on Saturday to give urgent support to Syrian rebels fighting for his overthrow, and to channel that aid through a Western-backed rebel military command.

Ministers from the 11 main countries which form the Friends of Syria group agreed "to provide urgently all the necessary materiel and equipment to the opposition on the ground".

They also condemned "the intervention of Hezbollah militias and fighters from Iran and Iraq", demanding that they withdraw immediately.

Sorry I missed this one Maniacs. There is, at times, so much news that a little thing like a S.H.I.E.L.D. NBA Finals TV spot gets missed. Perhaps it is because I believe that the NBA is fixed and really don?t care about basketball? Or that there are hundreds of YouTube clips loaded every minute and this one slipped by me. Regardless, here is the Agents of S.H.I.E.L.D. NBA Finals TV spot. Sadly, they left out the best line.?

We live and thrive with a consumerist state of mind. This state of mind and practice is what keeps us in debt. The presence of credit cards also allows us to make purchases that we cannot afford. That puts us in a position that lead to a debt ridden life.

One thing?s for certain, if you want to live a debt free life, you have to change your perspective and you also have to make some lifestyle changes. You need to make sacrifices along the way in order to keep yourself from justifying unnecessary expenses.

If you want to be debt free, you obviously have to stop acquiring debt. Of course, paying off debt is a must. But beyond that, you need to stop adding to what you already owe. That entails a couple of practices that may be hard to do in the beginning. However, as you progress, you will find that it is easier to accomplish and you will get used to the practice.

Making a conscious effort to live within your means is a must. Your debt is a result of your overspending. You need to stop that and it can be helped by a budget plan. Your budget will indicate your income, expenses and any debt that you have to pay for. This general overview of your finances will allow you to make critical financial decisions that will keep you in line. You can prioritize your expenses to make sure that you will meet them before you succumb to other expenses. If you need to prioritize a payment in one month, you can cut back on others. Your budget will allow you to identify which expenses can be removed.

Saving will also help you stay out of debt. It prepares you for any eventuality that needs immediate financing. For instance, if you need medical treatment, you can simply dip into your savings. You don?t have to borrow money just to finance your need. It is also useful in terms of your main source of income. If it gets compromised, you have a fall back. You don?t have to stress yourself out too much about it. You can concentrate on growing your income without worrying where you will get the money to feed your family. Your progress becomes more defined because the bottom line is, you prepared for this.

At the end of the day, your careful planning and implementation will keep you out of debt for the rest of your life.
